Fees

Due With Application

  • Application fee: $50 per applicant 18 years or older.
  • Administrative fee: $199, due within 48 hours of application's approval.
  • Proof of income: Two recent paycheck stubs or W-2s.

Note: We require that applicants earn 3x rent in one month, and cosigners earn 6x rent in one month.
We will run a full background and credit check on each applicant.


Due at Move-In

  • Prorated rent for your first month.
  • Trash and water activation fee: $15.95.
  • Non-refundable credit risk fee: $150 to a full month's rent.
  • Deposit for a new account with Huntsville Utilities: $300 or $100 with either a letter of good credit or co-signer.
  • Proof of renters insurance in the amount of $100,000 from any insurance company.
  • Any applicable pet fees.

Due Monthly

  • Trash: $10 per month.
  • Pest control: $5 per month.
  • Utility billing fee: $4 per month.
  • Renters insurance: $14.66 per month through ResidentShield or choose your own policy.
  • Water and sewage: varies, billed with rent.

Personalized Add-Ons

  • One-time pet fee: $300 for first pet, $150 for second pet.
  • Pet rent: $15 per pet per month.
  • Garage: $100 per month.
  • Covered parking: $25 per month.
  • Storage: $35 per month.

Situational

  • Rekeying: $75 per occurrence.
  • Replacement key: $25 for apartment, $12.50 for mailbox.
  • Early lease termination fee: 200% of rent with 60-day notice.
  • On-site transfer: $200-$500.
  • Late fee: $125 per occurrence.
  • NSF fee: $30 per occurrence.
  • Master policy renters insurance: $25 per month until in compliance.
